Most Santa Fe roofs don’t fail in the storm. They fail at the drain.
Three things cause most of the leaks we get called out for, and none of them are the roof surface itself.
- Clogged canales. Piñon needles and winter debris pack the spout. Come monsoon season it acts like a dam, and the water backs up into the wall instead of running off the roof.
- Parapet flashing. Parapets are exposed on three sides. A slow failure up there can wick for two seasons before it ever shows on your ceiling.
- Ponding and UV. At 7,000 feet you get hard sun and 30 to 40 degree daily swings. Flat and low-slope roofs take that worse than anything else.
A pinhole leak in June is a stained ceiling by August. Leave it one more winter and you are paying for decking, not sealant. We would rather find it while it is still a repair, and either way you get what we found in writing.

What does a repair or maintenance visit cost?
Service calls and maintenance on a typical roof run $400 to $750, depending on the roof’s condition, labor, and materials. Replacements get quoted after the assessment.
How often should a flat roof be inspected here?
Twice a year. Once in spring after freeze-thaw season, once in fall after the monsoon, with the canales cleared both times. That is what our maintenance program covers.
Why does my ceiling stain when it has not rained hard?
Usually a parapet or flashing failure that has been wicking slowly, not a hole in the roof surface. It is why we trace leaks back to the source instead of patching the stain.
